Your comments on Saturday June 7, 2008 were way off the mark. I have been a licensed appraiser since 1991 and have never heard an appraiser say that the first thing they do is ask the listing agent where they got their comps. This is contrary to all schooling and training I have ever receiced. Any appraiser worth his salt will tell you that the last person you ask to get information for an appraisal is a real estate agent. Licensed real estate appraisers are required to take the more schooling, apprentaceship, training and continuing education than anyone else in the real estate chain. Maybe that is why only 20% of the agent sell 80% of the properties. PS I am also a licensed real estate agent.
